Asante Heights
Villa Complex
A privately commissioned 12-unit luxury villa development on a 1.2-hectare plot in Kumasi's Airport Residential Area. Bonterra was engaged on a full design-and-build basis, responsible for architecture, structural engineering, all MEP services, landscaping, and interior finishing to a specification agreed with each of the 12 individual purchasers.
Managing 12 unique interior briefs simultaneously on a single constrained site, while meeting an 18-month programme agreed with mortgage-backed purchasers whose loan disbursements were tied to completion milestones.
- 12 separate interior specifications requiring concurrent fit-out
- Mortgage-lender milestone inspections at 6 build stages
- Access constraints in a residential neighbourhood with narrow approach roads
We developed a bespoke phasing plan that sequenced the superstructure across all 12 units together, then staggered interior fit-out work into 4 clusters — each with its own sub-team. A dedicated client liaison manager co-ordinated all 12 purchaser specifications and lender inspections.
- Clustered interior fit-out teams to maintain programme flow
- Dedicated purchaser interface and real-time progress dashboard
- All 6 mortgage milestone inspections passed first-time
All 12 units were handed over 11 days ahead of programme. Every mortgage-lender milestone was passed first time. 100% of purchasers rated Bonterra's site management and communication as "excellent" in the post-completion survey.
- Handover 11 days ahead of schedule
- Zero snagging items outstanding at practical completion
- 100% purchaser satisfaction rating
- 3 purchasers have since commissioned additional Bonterra projects
Meridian
Office Park, Accra
Ghana's fastest-growing corporate address required a Grade-A development capable of attracting international tenants. Bonterra delivered a 5-storey mixed-use office park with 18,000 m² of lettable space, fully fitted lobbies, structured parking, and LEED-aligned mechanical and electrical systems — Ghana's largest commercial project in Bonterra's portfolio to date.
Building a 5-storey reinforced concrete frame on an urban Airport City plot with active neighbouring commercial buildings, a 22-month hard deadline tied to anchor tenant fit-out commitments, and complex MEP co-ordination for 11 independent tenant zones.
- Zero-boundary construction zone adjacent to occupied buildings
- 11 separate MEP tenant zones requiring independent metering
- Strict aviation height restrictions in Airport City area
We deployed a full BIM co-ordination process for the first time on a Bonterra project, resolving all MEP clashes in the virtual model before site commencement. A specialist temporary works team designed the perimeter shoring to protect the adjacent properties throughout foundation works.
- Full BIM Level 2 co-ordination — zero site-level MEP clashes
- Perimeter sheet-piling for zero subsidence on adjacent structures
- Early procurement of long-lead HVAC and lift equipment
Practical completion achieved 4 days ahead of the anchor tenant's fit-out start date. The development achieved 100% occupancy within 7 months of handover — the fastest lease-up of any new office development in Airport City that year.
- Delivered 4 days ahead of anchor tenant mobilisation date
- Won Ghana Contractors Excellence Award 2024 — Large Projects
- 100% occupancy achieved within 7 months of handover
- Zero defects claims raised in the 12-month DLP
Rural Access
Road Network
Commissioned by the Brong-Ahafo Regional Coordinating Council under the Ghana Rural Roads Improvement Project, this contract required Bonterra to plan, design, and construct 32 km of bituminous surface-dressed road and 8 reinforced concrete box culverts across challenging terrain — connecting 14 farming communities and over 28,000 residents to the Techiman highway for the first time.
Working in remote terrain with no reliable plant access roads, a 24-month World Bank-funded programme with quarterly disbursement reporting, and rainy-season restrictions on bituminous surfacing.
- No existing access for heavy plant — pioneer routes required
- 6-month rainy season restricting surfacing windows
- World Bank environmental and social safeguard compliance
We phased the programme to maximise dry-season paving windows, constructed temporary pioneer tracks for plant access, and stationed a resident World Bank compliance officer on-site for the duration. Local labour was trained and employed as part of the project's community development mandate.
- Pioneer plant access routes constructed in Phase 1
- Paving restricted to April–September dry-season windows
- 65 local workers trained and employed throughout the contract
All 32 km completed within the 24-month programme and within the approved GH₵ 12.4M contract sum. World Bank mid-term and final audits rated Bonterra's environmental and social performance as "satisfactory" — the highest available rating.
- 32 km delivered within budget and on programme
- World Bank final audit: "Satisfactory" — highest rating
- Estimated 40% reduction in post-harvest crop transport costs for farmers
- Programme selected as a case study by the Ghana Highway Authority
Tema Port
Storage Hub
A 50,000 m² cold-chain and dry-goods logistics facility for a major West African distribution company, designed for 40-tonne forklift loads, 16 level-access loading docks, and a standalone 2.5 MVA substation. Completed in 20 months — two months ahead of the operator's first vessel arrival at Tema Port.
Designing a 40t-capacity floor slab on reclaimed coastal land with poor bearing capacity, and co-ordinating a 2.5 MVA power substation with ECG on an expedited 20-month programme.
- Reclaimed land requiring deep piled foundations
- 2.5 MVA ECG substation co-ordination — 12-month lead time
- 40t forklift floor slab requiring specialist post-tensioned design
We engaged the substation procurement in Month 1 of design, ran parallel ECG approval and civil design tracks, and employed a post-tensioned slab specialist from South Africa for the floor slab design. Piling commenced within 6 weeks of contract award.
- Substation procured and ECG approval secured in Month 4
- Post-tensioned slab designed and certified by specialist engineer
- Driven piling completed in 8 weeks on 14-hour daily shifts
Facility handed over 2 months ahead of programme, allowing the client to receive their first container vessel consignment on schedule. Zero defects at handover. The client has since engaged Bonterra for a second facility in Takoradi.
- Handover 2 months ahead of vessel arrival deadline
- Zero defects at handover inspection
- Follow-on contract awarded for Takoradi facility
Heritage Bank
HQ Overhaul
Heritage Bank's 1980s headquarters in central Kumasi was structurally sound but functionally obsolete — inadequate power supply for modern banking technology, asbestos-containing materials in the ceiling panels, and a fragmented floor plan incompatible with open-plan banking. The brief called for a complete interior transformation without interrupting the bank's daily operations, achieved in 14 months across 4 carefully phased zones.
Removing asbestos-containing ceiling panels, upgrading electrical infrastructure to 800A three-phase supply, and delivering open-plan banking halls — all while the bank processed live transactions and served customers across the building.
- Asbestos removal under OSHA-compliant controlled conditions
- Live electrical systems requiring phased transfer to new distribution boards
- Customer-facing banking must remain uninterrupted throughout
We divided the building into 4 operational zones, rotating renovation work to always keep 3 zones active for banking. A licensed asbestos removal specialist was engaged and all removal work occurred during closed hours with full air monitoring. The new 800A supply was brought in via a temporary substation before the permanent switchgear was commissioned.
- 4-zone rotation kept banking operational at all times
- Licensed asbestos contractor, overnight removal with air quality certification
- Temporary 250 kVA generator maintained power during permanent switchover
The transformation was completed in 14 months with zero disruption to live banking operations — not a single customer-facing day was lost. Heritage Bank's branch management cited improved customer throughput of 35% in the first quarter post-renovation.
- Zero banking operation days lost across 14-month programme
- 35% increase in customer throughput reported post-completion
- Full asbestos clearance certification with no health incidents
- Bank has engaged Bonterra for two branch fit-outs since completion
Northern Star
Estate, Tamale
A joint venture between the Northern Regional Housing Authority and a private developer, the Northern Star Estate was designed to provide high-quality affordable housing for young families and public sector workers in Tamale. The 45-unit scheme includes a community centre, borehole water supply, solar street lighting, and paved internal estate roads — providing genuine infrastructure in an area previously unserved by the municipal network.
Building 45 units to an affordable price point while delivering the full infrastructure package — water, roads, and solar lighting — in a remote site with limited local skilled labour supply.
- Affordable spec without compromising structural integrity
- No existing water or power infrastructure on the site
- Limited skilled trades available locally in Tamale
We deployed a semi-prefabricated wall panel system to reduce skilled labour requirements and improve speed. A 12-week skills training programme was run in partnership with TVET Tamale to upskill 24 local workers as masons and steel fixers. Water was secured via a solar-powered borehole commissioned in Month 2.
- Semi-prefab wall panels reduced skilled labour requirement by 40%
- 12-week TVET partnership trained 24 local workers for the project
- Borehole and solar pump operational by Month 2, supplying site welfare
All 45 units handed over on schedule. 24 locally trained workers were retained in permanent employment by Bonterra's Northern operations. The estate was named a national best-practice example in the 2022 Ghana Housing Forum report.
- All 45 units handed over on schedule and within budget
- 24 local workers transitioned to permanent Bonterra employment
- Named national best-practice in 2022 Ghana Housing Forum
- Borehole now supplies water to 3 surrounding community households
"We engaged Bonterra for the Meridian Office Park having seen their track record with commercial projects. The result exceeded every benchmark we set — on time, on budget, and a building our tenants are proud to occupy. They will be our first call on every future project."
